DUE DILIGENCE

Includes:

Gathering relevant due diligence documents for your transaction using online and publicly available records. Documents we will look for may include:

  • Environmental Page (if available)
  • Lead Paint Page (if available)
  • MLS Sheet (if available)
  • Town Card / Property Record Card (if available)
  • Recorded Deed (if available)
  • Current Tax Bill (if available)
  • GIS Map (if available)
  • FEMA Flood Map (if available)

We do not contact or visit town halls, condominium associations, management companies, or other third parties, except that we may email local fire departments, when contact information is publicly available, regarding smoke/fire damage or underground storage tank information. Simplifyr does not interpret, verify, or guarantee the accuracy of any documents or information provided.

Our standard turnaround time for file setup, due diligence, and related services is 2 business days. If you require expedited service, a rush fee will apply if we are able to accommodate the request. FALL THROUGH FEE

A fall-through fee applies to transactions that fall through after the Purchase & Sale Agreement has been signed. This fee covers the time, coordination, compliance work, and administrative services completed up to the date the transaction falls through. The fee is due at that time or may be added to the agent’s next transaction invoice.
